Mechanical systems are typically the largest energy consumers in buildings; we have the knowledge and resources to make those systems operate better, cleaner, and more efficient.
Above all, it is theexperience of our team that elevated Harris to the #2 spot in Minneapolis/St. Paul Business Journal’s list of Top Mechanical Contractors for 2009 and caused PHC Magazine to name Harris its Contractor of the Year in the same year. Experience in both predictive analysis and traditional preventative maintenance will meet your facilities needs while ensuring maximum reliability of your mechanical systems.
In addition to our HVAC staff, we also have highly trained electricians, plumbers, pipefitters, building automation engineers, refrigeration system experts and a full engineering staff at your fingertips for quick resolution of any other facility issues or future projects.
Our ability to self-perform a large majority of our own work makes for a seamless, streamlined process that avoids multiple levels of markup and finger pointing if problems arise. And because Harris is not a product manufacturer, we look at each project objectively and can recommend products that best fit a given application when needed.
Harris has a long and established history of working in both the public and private sectors. Because of this we have a tried and true, seamless approach to on-boarding new multi-location accounts. With start-up meetings designed to address the details and procedures unique to your buildings and constant communication tools, Harris will save you hours in administrative time and hassle.
Lastly, our expertise in green and sustainable building and maintenance practices will be a great resource. We understand that facility managers are under increasing pressure to make their buildings more “green” while reducing overall costs. With Harris’ experience as an Energy Star Partner, a gold level member of the Mississippi Headwaters Chapter of the U.S. Green Building Council, and a 2009 recipient of the Xcel Energy Efficiency Partner of the Year Award winner, you will have unparalleled experience on your side to assist it with any programs or recommendations in this area. Harris has 46 Leadership in Energy and Environmental Design (LEED) Accredited Professionals on staff and continues to expand in this area.
Service Approach
Harris Companies understands the importance of quality preventative maintenance to heating and cooling systems. We approach this service with 4 goals in mind: prevent repairs before they happen, extend the life of the equipment, conserve energy, and provide excellent service tailored to the customer’s needs. Our customized tasking system will incorporate the tasking listed in the Scope of Work and will track technician notes, manufacturer’s recommendations and current and past performance of equipment to make additional recommendations as needed.
Performance Tracking
All work performed on-site is documented in the written Service Report and reviewed weekly during the Service Audit (Weekly Workflow) process that is outlined below. This process ensures that all issues are being addressed and proper manpower is available for implementation.
If problems arise in the field, the on-site personnel will contact the Service Supervisor for real-time resolution. The Service Supervisor will respond to the issue and/or coordinate the appropriate response and resources from Harris Companies to handle the problem. For issues written in the Service Report that are non-critical, the Service Supervisor will review them during the weekly audit, determine corrective action, and communicate with the personnel from the City as appropriate.
To ensure quick emergency response, our dispatcher and Service Operations Manager have access to GPS tracking of all our field technicians (shown on right). With this tool they can quickly locate the closest technician and dispatch immediately for quick turn-around.
